A property is a very significant asset in anyone's portfolio, and choosing an agent to manage the process of selecting a tenant and managing the tenancy is critical, both in terms of protecting the asset and optimising the return on investment. We offer three service options to Landlords, geared to the level of involvement that each individual requires:

1) Advertising:

If you wish to manage the process of selecting the tenant and managing the tenancy process yourself, but would like to have your property reach as many potential tenants as possible in the most cost effective way, then advertise your property on this website and in our offices. This is not an agency contract; we will not carry out any negotiations on your behalf or expect any commission if you let the property to a tenant found through this service. Your phone number will appear on the internet advert and on the window displays, and any enquiries we receive in the shops about your property, through e-mails from the website or through telephone calls will be referred to you. Potential tenants are always calling or dropping in - why not take advantage of it? Compare the costs and exposure to classified ads in the newspaper, and you will soon see the benefits of this approach.

Costs:          £35 per week or £100 for 4 weeks for up to 5 photographs and unlimited text. Look at any one of our adverts to see what you get
Options:      Professional photographs and details: £50 including 4 hard copies. Extra copies £1 each or £7.50 for 10.
                     Preparation of tenancy Agreement: £60 and £30 for a renewal
                     Collection and protection of Deposit (Tenants Deposit Protection scheme now required by law) £60 
                     Preparation of inventory: £50 or £30 if taken with photographs and details
                     Corgi Certificate: £95
                     Property Maintenance: We can arrange gardening, cleaning, decorating, minor repairs etc. Call for quote.

2) Tenant Finding.

If you would prefer to manage the tenancy yourself but would like to take advantage of professional tenant finding service, then this option would be ideal. The service includes:

“              >   To Let” board prominently displayed outside the property
               >    Advertising – shop window, newspaper and web sites until the property is let
               >    Inclusion on our mailing register
               >    Matching suitable tenants to property
               >    Viewings can be accompanied if required
               >    Applicants to be credit referenced
               >    Rent Guarantee provided the credit reference supports it       
               >    Preparation of Tenancy Agreement
               >    Collection and protection of deposit

Costs:          Arrangement Fee  £400 inclusive of all of the above. 
Options:      Preparation of inventory: £50.
                     Corgi Certificate: £95
                     Property Maintenance: We can arrange gardening, cleaning, decorating, minor repairs etc. Call for quote.

3) Managed Service

If it makes more sense for you to leave the letting and management of the property in our hands, the the fully managed service would be right for you. In this option, we provide all of the services above together with:

                >  Transfer of utilities into Tenants name
                >  Supervising the handing over of property to the Tenant
                >  Taking of meter readings
                >  Collection of rent throughout the tenancy
                >  Transfer of rent to Landlord monthly with statement
                >  Inspections of the property- (at least one during the period)
                >  Organising any necessary repairs to property if required
                >  Serving of the appropriate notice to the Tenant to end the tenancy
                >  Supervising the handing back of the property at the end of the tenancy
                >  Re-marketing the property if required
 

Costs:          Arrangement Fee  a half a months rent subject to a minimum of 300
                      management Fee: 8.5% of th monthly rent subject to a minimum of £40
Options:      Preparation of inventory: £50.
                     Corgi Certificate: £95
