A property is a very significant asset in anyone's portfolio, and choosing an agent to manage the process of selecting a tenant and managing the tenancy is critical, both in terms of protecting the asset and optimising the return on investment. Swinscoe's have been in the property business for many years, and can provide the quality of service expected of a professional organisation.
We offer two service options to Landlords, geared to the level of involvement that each individual requires. We operate a "no-let, no-fee policy" in respect of our tenant finding and fully managed service.
1) Tenant Finding.
If you would prefer to manage the tenancy yourself but would like to take advantage of professional tenant finding service, then this option would be ideal. The service includes:
> To Let” board prominently displayed outside the property
> Advertising – shop window, newspaper and web sites until the property is let
> Inclusion on our mailing register
> Matching suitable tenants to property
> Viewings can be accompanied if required
> Applicants to be credit referenced
> Rent Guarantee provided the credit reference supports it
> Preparation of Tenancy Agreement
> Collection and protection of deposit
Costs: Arrangement Fee £400* Re-let Fee £200.
Options: Preparation of inventory: £50*.
Corgi Certificate: £95*
Energy Performance Chart (now required on all new lettings): £100*
Property Maintenance: We can arrange gardening, cleaning, decorating, minor repairs etc. Call for quote.
2) Managed Service
If it makes more sense for you to leave the letting and management of the property in our hands, the the fully managed service would be right for you. In this option, we provide all of the services above together with:
> Transfer of utilities into Tenants name
> Supervising the handing over of property to the Tenant
> Taking of meter readings
> Collection of rent throughout the tenancy
> Transfer of rent to Landlord monthly with statement
> Inspections of the property- (at least one during the period)
> Organising any necessary repairs to property if required
> Serving of the appropriate notice to the Tenant to end the tenancy
> Supervising the handing back of the property at the end of the tenancy
> Re-marketing the property if required
Costs: Arrangement Fee: £400* Re-let Fee £200
management Fee: 8.5% of the monthly rent
